A Buyers Contract. Should You Sign One?

When listing your home for sale, there is an exchange of commitments between vendor and agent. Vendor agrees to list home through agent, for a cetain period of time, for a certain price. The agent says I'll do x, y, and z to sell your home.
It is common practice here in Fredericton and Oromocto to not sign a buyers contract. A buyers contract would state that the agent will search for homes that come onto the market, show homes, negotiate sale and deal with the escrow.
Worked with a client not long ago, and knew that this client had a history of working with many real estate agents. So I got them to sign a buyers contract. Showed many homes to this person and then found out that they had seen many homes with two other agents since signing with me.
So I want to ask you, the potential client. Would you be willing to sign a buyers contract? Still not sure what one is? Think it's the worst idea ever? Send me your comments.
