Are YOU listing too high?

Are you listing your home to sell, too high? Right now we are starting to enter into "listing season." As it sounds, the next two months will be when the majority of the listings come onto the marketplace. Now, this is also the time when most buyers start getting into agents cars and look at homes for sale.

I'm seeing some houses come onto the market right now, and they are priced too high. The market won't support that price yet. A split entry without a garage in the exact same neighborhood, sold for $235,000 only 8 months ago. Today that same home, just 10 houses down the street is on the market, and they're asking $255,000 for it.

Now like the saying goes "well we can always come down in price." But that's only true if your receive an offer. Chances are, you won't even have an offer given to you, because no one will want to waste their time offer $20-$25,000 less just to get you into the ball game.

What is your motivation? Do you need out of your home? Price correctly, and it will sell. This market will be great this year.
