Does Size Matter? You Bet it Does!

So, we are here at a home we are currently closing on. This is a new construction home, being only 1.5 years old. We completed the inspection awhile back and it came back a clean bill of health. No issues with the home what so ever, except one, that could end up being a HUGE deal.

The front two bedroom windows did not meet egress. Egress is a condition in the National Building Code of Canada that states a window for a bedroom must allow for a human being to escape the property. The rule is that the clearance of the window, must equal .35m2 or 3.77 sq. feet and that neither side can be less than 15 inches.

This could be a huge deal breaker. You want to make sure your windows are legal size if you are going to market your home. If you are building new, make sure it is egress as that is code, and if you are buying new, that goes double for you. If owners of the home bought a home with illegal windows it would now be their problem and not the builders, to replace them.
