Fredericton 2010 1st Quarter Report: How does 100+% Increase Sound?

Well as predicated at the beginning of the year (here), this market is absolutely hot. Home are selling within 24 hours after being listed (here). At the beginning of the year, I predicted that this market would see a large increase in listings as well as increases in sales. This has turned out to be accurate as of today.

So let's look at exactly what happened so far this year Entire Market: (blanketed numbers for both Fredericton, Oromocto, and surrounding areas)

Listings are up across the board over 100% from this time last year. Both for the month and March, as well as year to date. Sales are also up over 130% in both the month or March and year to date. Now, this is blanketing the entire market. Is every location in Fredericton up this much? No.

The majority of all areas are pretty similar to last year, nothing too far off. There are two areas that have been red hot since the beginning of the year; Lincoln NB and the North-East of Fredericton.

Lincoln, NB has seen very comparable number of listings come onto the market, while the sales have been through the roof. Sales are up 250% compared to this time last year. Last year in March 6 homes sold in Lincoln, this year, 15 sold! The North-East side of Fredericton has been very active.

Both Marysville and Richibucto Road area (Peppercreek), have been the major contributers to both the high spike in listings and sales. We are off to an amazing start.

I expect to see these next 2-3 months continue to be red hot, with buyers wanted to take advantage of their pre-approvals, at low interest rates.
