Houses Selling in Less than 24 Hours!!

Well in the past week and a half, I've been showing properties to a number of different buyers. These buyers are ranging from $140,000 to $240,000. Typically these are first and second time buyer prices ranges. I've talked a lot about how this market will be great for both buyers and sellers, and that seems to be exactly the case. Accurately priced homes are selling quickly. Within 24 hours quickly! I know of 5 properties last week that sold within the first night of being listed or the next day.
Now these are homes that are accurately priced. If a home is over priced, a Realtor will know this, and there won't be such a rush to get in. But for a salesperson to see an accurately priced home, and have a buyer who is motivated, these agents are jumping at the opportunity to see your home that night.
A few things you should take from this if you are a buyer: (1) you must be highly competitive. If the home has 80% of the things you are hoping for, you need to jump on it. It'll sold by the time you think about it for the next couple days (2) your realtor should be getting you into the home that day! Make sure your agent is calling you everyday at 4:30pm when all the listings have come out
Something to consider if you're a seller: (1) house soon do you want to sell? If asap is your answer, market your home accurately, and it WILL sell (2) if you've been on the market for awhile and your house hasn't sold, you should be thinking about why it hasn't, because this market is HOT!
