Where Is Everyone Building Their Houses?

Fredericton has seen a decrease by 10% a year, in the last three years, in building permits issued to build new construction homes. In the last three years, not coincidentally, unincorporated areas (outside city), are up 10% a year, in the last three years. So people aren't building new homes in Fredericton. They are building them in areas like Hanwell, Charter's Settlement, and Burton.

So why are people not building in Fredericton? My guess would be threefold. 1st, the cost of entry is much lower to build outside the city, as the lot is much cheeper than a municipally serviced lot. 2nd, the lots sizes are much larger outside the city as you can usually get an acre or acre plus. 3rd, property taxes. Simply, the taxes are too high for many Frederictonians, and they are deciding to build a home outside the city.
