How The Letter "A" Caused My Vendor His 1st Impression
It is crucially important to make a good first impression, both with people and with your property when you first market it. There are four keys steps to making a good first impression:
1 - Price the home accurately. At market value, just above or just below. If you're $20,000 above market value you have lost your first impression
2 - Timing. For some properties it is a different time of the year
3 - Follow your Realtors suggestions. Paint the house, fix the back porch, whatever is needed
4 - Great photos or video of your home
Now the real reason I want to talk about first impressions is how one little letter can cause you your first impression. We have a property we are marketing and it is both residentially and commercially zoned. We wanted to market the property as both.
When we entered the properties into the filogix system for Realtors and the public to see, we had the same number used for both commercial and residential. The commercial went on first and then the residential. But the problem was the number associated with the property was the same for both. Which it needs to to. You cannot change the number. But what we needed to do was add an "A" to the end of the number so that the system knew there were two ways to publish this same house.
